EXPERIENCE ACROSS REAL ESTATE AND FINANCE

I have worked in real estate since 1998, representing buyers, sellers, tenants, and investors across residential and commercial transactions. Along the way, I spent more than two decades in mortgage banking while continuing to work in real estate. That combination gave me a perspective that extends beyond the property itself to include financing, underwriting, risk, and transaction structuring.

That experience has carried me through changing markets, complex negotiations, investment decisions, foreclosures, commercial transactions, and a wide range of residential and commercial financing structures, including traditional and reverse mortgages, portfolio lending, hard money, and Debt-Service Coverage Ratio (DSCR) loans.

I later expanded that foundation through Columbia Engineering Executive Education, completing programs in Construction Finance Management and Construction Project Management.

WHY I BUILT ORSO

I founded Orso Realty to build the kind of brokerage I believe this work deserves:

“independent, fiduciary first, and willing to give people the truth without pressure or games.”

Real estate decisions can involve far more than finding a property or placing a sign in a yard. They can affect a client’s finances, family, business, and long-term plans. Clients deserve a broker who is willing to study the information, explain the options, identify the risks, and provide honest guidance, even when the answer is not the easiest one to deliver.

That belief is at the foundation of Orso Realty.

WHAT FIDUCIARY FIRST MEANS

The word fiduciary carries weight.

The principle is found in some of our most trusted professional relationships, including those involving trustees, attorneys, and registered investment advisers. While the specific responsibilities differ, the central expectation is the same: when someone is entrusted with another person’s interests, that responsibility must come before personal gain.

In Texas real estate, a broker representing a client is required to place that client’s interests above all others, including the broker’s own. At Orso Realty, I do not view that as language buried in a representation agreement. I view it as the standard by which every recommendation should be measured.

It means protecting confidential information, disclosing material facts, identifying potential conflicts, explaining risks, presenting the available options honestly, and never allowing the prospect of a commission to determine the advice a client receives.

Sometimes fiduciary guidance means recommending a different strategy. Sometimes it means advising a client to slow down, renegotiate, or walk away. It may even mean recommending against a transaction entirely.

If that is what best protects the client, that is the advice I believe the client deserves.

That is what fiduciary first means at Orso Realty.

Orso is Italian for bear. The name reflects the qualities I believe a real estate brokerage should bring to every client relationship: strength, stability, adaptability, diligence, and protection.

Means bringing decades of experience and a calm, grounded perspective to every transaction, especially when circumstances become uncertain.

Means drawing on that experience to respond to changing markets, unexpected challenges, and the distinct needs of each client and property.

DILIGENCE

Means doing the work behind the recommendation, examining the information, asking the necessary questions, and preparing before advising a client.

PROTECTION

Means placing the client’s interests at the center of every decision.
